Dalquharran Holiday Lodges

Alex Paton and Son, of Cairnhill Farm, has submitted a Proposal of Application Notice (PAN) to South Ayrshire Council signalling the start of a statutory 12-week pre-application community consultation period which begins the process of formulating a planning application for a holiday lodge development on land at Dalquharran Estate. This follows a recent lengthy pre-application advice process with South Ayrshire Council involving extensive engagement with statutory consultees including Scottish Environmental Protection Agency (SEPA), Historic Environment Scotland (HES), Transport Scotland (TS) etc.
 
The site (approx. 5 hectares in size) forms part of the Dalquharran Estate (109 hectares) on its eastern edge and lies 1km north of the village of Dailly. The site is a mixture of woodland, lower grade/semi-improved and improved grassland with patchy areas of scrub. The land is not prime agricultural land. The site is not greenbelt land. The Estate has arable land and the Water of Girvan on its southern margin which form an attractive backdrop, as do two ruined castles – the Category A listed Dalquharran Castle (1790) and Old Dalquharran Castle (15th Century) which is a Scheduled Ancient Monument. The likely access route will be through an area of mining spoil, following the route of an existing/historic access onto a public road.
 
The site, and surrounds, already has planning permission for a golf course which remains live. Historically planning permission was granted for housing development on the site of the proposed holiday lodges.
 
The proposal will provide a sustainable tourism development which makes the best use of the area’s built and natural assets whilst supporting the local economy and helping diversity their own business. The applicant is working with a number of stakeholders including Dailly Community Development Trust, Historic Environment Scotland and South Ayrshire Council to establish the best route to gift the two historic castles free of charge to a charitable trust. This will help safeguard the future of the castles and will ensure that they remain accessible to the local community. The applicant is committed to making Dalquharran Estate a welcoming community resource and has already made many positive changes to improve path access and use for/by the local community.
 
Community Consultation events will be held on Tuesday 29 April and Tuesday 17 June (both 4-7pm) at Dailly Village Hall. The exhibition boards will also be available to view at Dailly Village Fete on Saturday 17 May (12-3pm), Memorial Park, Main Street, Dailly.  Please come along to find out more and tell us what you think. You can complete paper comment forms at the event or comment here on this website when more information is available.  All exhibition boards will be available to view on this website following each engagement event in April and June. A planning application will likely be submitted in August 2025 and members of the community will have an opportunity to submit comments to South Ayrshire Council at that time.
